Exactly located at Torvajanica, one of Rome's main beaches. Lovely airy mediteranean-style ground floor two-bedroom garden apartment(80 sq.mq. inside; 200 sq mq. outside) in a 3-story apartment building, partially facing countryside, situated on a deadend street, PARALLEL TO ROME'S SANDY BEACH - WHICH IS LESS THAN 100 mq away! Sea water is gradual and safe for swimming. Picturesque dunes within walking distance.

Each room has Italian ceramic "cotto" tiles and french door windows onto the spacious L-shaped patio/garden providing a luminous open air vacation atmosphere. The small raised living area, under a wide arch, has a sofabed (small double) plus a single sofa bed. Another designer red brick arch gives onto the ceramic and wood built-in kitchen which has breakfast area and a handy service balcony (over a ramp to the underground parking). Master bedroom has queen size bed and the second bedroom has twin beds.Dining area has table which doubles/opens up to sit 6-8 persons. Bathroom fixtures include bathtub/shower, bidet and pink/grey marble sink.

Many amenities; plastic garden furniture for dining outside, lounge chair for napping, pingpong table, barbeque area, outdoor shower and clothes line for beach towels, etc. (all such linens included) There is a second private entrance to the spacious garden, which has an automated sprinkler system (using water from own well); we have a gardener so no maintenance required.
Bars, grocery stores, eateries,etc. within a couple blocks. There is both street and underground parking. There is no tel. land line but we can lend you a local cell (rechargeable as you go)

We are about a 35-45 min. to central Rome - one of the world's most fascinating cities! A car is handy - but there are public buses connecting to metro and train transportation which are very frequent in the summer months but less so off season. If you have the time/desire to see also other famous Italian cities, it is only a 1.5 hour train ride to Florence and 2.5 hours from Naples, Capri, etc.

Friends and past home exchangers have greatly enjoyed the combination beach/culture vacation.
We have a guest book with expressions of their gratitude for our hospitality. Some have come back for bis.

A great experience

Joanna and Giancarlo are great hosts, and our time spent in Rome and Torvajanica are the most fond memories of our entire stay in Europe. They are true Romans, and passionate about their city, and keen to inspire visitors with the same love, and for us, they succeeded. The apartment is perfect for those travelling with children especially, and well fitted out, with an excellent kitchen and a spacious garden, which was an oasis of calm after our visits into Rome. There is a reliable bus service to the Rome train, which is frequent in the summer season, though a car would be a great advantage at other times. Nearby is a well stocked, very reasonably priced supermarket, and charming bars, selling great coffee and genuine Italian food, though the best thing about Torvajanica is the local people, who were unfailingly helpful and friendly, despite the fact we spoke no Italian. We felt as though we were experiencing the Italy of the people, and not just the Italy of the tourist.
Ours was a wonderful experience, and one we hope to repeat as soon as possible.

Rome in the Spring

My wife and I stayed with another couple in Torvaianica in May 2010. It was a wonderful experience. I never expected that the owners, who live in Rome, would become our private tour guides for the city. We took the bus/train into Rome and saw everything. The property was clean, convenient and safe. Would certainly recommend it to anyone. We threw coins in the fountain, so hopefully, someday, we'll be back!

Great Host!


I had my family reunion at this place. there were altogether 6 of us: myself, my three sisters and two nieces. We had a great week in Torvaianica, mainly thanks to Joanna's being a great host. She took care of everything in preparation for our arrival. She bought for us local transit tickets and left for us 2 prepaid mobile phones, so that we cold call each other in case we were separated somewhere in the city. All I needed to do was to leave the cash for Joanna at the end of our stay to pay for the transit tickets and the prepaid phones, as she did not like my offer to use PayPal for that purpose.

When it comes to the property itself I find that the garden is its greatest asset. The apartment is at the ground floor of an apartment building and as a result Joanna has the exclusive use of half of the garden around the building. The other half, separated by a fence for privacy, is being used by some other people that have another apartment on the ground floor. Since we were there in June, and it was warm outside we ate most of our meals in the garden. The only thing that we had to do was to have the outside table at one side of the building for breakfast , and at the other side for the dinner, so as to be always in the shade.

The coastal location gave us the best of two worlds. Every other day we spent visiting Rome, enjoying the beach in Torvaianica in between the trips to the metropolis. Torvaianica is just a little over one hour away from the center of Rome when using the local transit.

Owner's Response: Very kind of you Jan to say I was a great host -- when I wasn't even in Rome to greet or assist you as I would have liked! It's the first time we've had guests and were away at the same time (we like to be physically around to offer our services as "personal" tourist guides). However, I did what I could to arrange things ahead of time. I really look forward to meeting you soon either in Vancouver, or again here, whenever you like. Many guests do "bis", coming back as friends. P.S. If you had rented a car, travel time is 20-30 min into Rome. Too bad I forgot to give the bike in the garage, heehee.
